Selling in Dubai, calmly, from wherever you live.

Whether you are taking a profit, funding a project at home or simply changing plans, a Dubai resale follows a clear official process. Here is how it works when you are not in Dubai.

Start with an honest valuation

A good sale starts with the right price. I look at recent registered transactions for comparable units in the same building and community, the condition of your property, its view and floor, whether it is vacant or tenanted, and the current supply of similar listings. Official transaction data from the Dubai Land Department is the reference point, not asking prices.

Then we choose a strategy: a price that attracts serious buyers quickly, or a more patient positioning. Both are legitimate; what matters is that the choice is deliberate and that you understand its likely effect on timing.

Before listing, gather the documents a buyer will ask for: the title deed, a copy of your passport, the current lease if the property is tenanted, the latest service-charge statement and, if relevant, the mortgage details. Having them ready from day one shows buyers a serious seller and shortens the process.

Listing with a licensed agent

In Dubai, property is marketed by brokers licensed by RERA, under a written listing agreement with the owner. The agreement sets the terms of the mandate, and the listing is linked to an official permit, so buyers see verified information. For a resale, the agency commission is usually 2% of the price, confirmed in writing before you sign anything.

For an owner abroad, the agent becomes your eyes on the ground: preparing the property, professional photographs, coordinating viewings with any tenant, qualifying buyers and reporting to you in writing. At Cevitas Real Estate, I keep owners informed after each step, in their time zone.

A few improvements can also help: a professional clean, small repairs, fresh paint where needed and good photographs. You do not need a renovation, but a property that looks cared for sells to a wider audience and with fewer questions.

If your property is tenanted

Selling a tenanted property is common in Dubai. The lease registered through Ejari continues to bind the new owner, which suits investor buyers who want immediate rental income. If you prefer to sell vacant, the lease terms and the notice rules in force must be respected, so plan ahead. I explain the rental side in letting your Dubai property.

In both cases, viewings are organised with respect for the tenant, and good communication with them makes the sale noticeably smoother.

From offer to transfer: the official steps

Once a buyer is found, a memorandum of understanding sets the price, the deposit and the timeline. The seller then requests a No Objection Certificate (NOC) from the developer, which confirms that there are no outstanding amounts on the unit, including service charges. The transfer itself takes place at a Dubai Land Department trustee office, where the title deed is issued to the buyer and the payment is handed over.

  • Valuation and listing agreement with a RERA-licensed agent
  • Marketing, viewings and offer
  • Memorandum of understanding and deposit
  • Developer NOC, with service charges settled
  • Mortgage clearance if there is a loan on the property
  • Transfer at a DLD trustee office and new title deed for the buyer

Clearing an existing mortgage

If you still have a mortgage, it must be cleared or transferred as part of the sale. In practice, your bank issues a liability letter stating the amount due, the outstanding balance is settled at or before the transfer, and the bank releases its mortgage so that the title can pass to the buyer free of it.

This step needs coordination between your bank, the buyer and the trustee office. When you live abroad, I organise it early, because the bank's documents take time and every party needs them on the same day.

If you sell an off-plan unit before handover, the logic is slightly different: the developer handles the assignment of the contract, usually once a share of the price set in the SPA has been paid, and charges a transfer fee stated in the contract. I explain this route in buying off-plan in Dubai.

Signing from abroad

You do not need to fly to Dubai to sell. Many owners sign the memorandum electronically and appoint a representative under a power of attorney, prepared according to the requirements in force in Dubai, to attend the transfer. Prepare it early: it is often the step that sets the pace. The logic is the same as when buying, which I describe in buying in Dubai from abroad.

During the process, you stay in control: you approve the price, the buyer's offer and the transfer date in writing, and you receive a copy of every document. Distance changes the logistics, not your decisions.

Sending the proceeds home and your taxes

The sale proceeds are paid to you, and you can then transfer them to your account in your country of residence. Keep the transfer documents, the title deed history and your original purchase receipts together: they form the record your bank and your tax adviser will ask for.

The UAE levies no personal income tax, but a gain on the sale may be taxable in your country of tax residence, whether you live in the United Kingdom, Canada, France or Morocco. A tax adviser in your country validates your situation. If you are a resident of Morocco, check the Office des Changes rules that apply to bringing the proceeds home. FAQ

Frequently asked questions

Can I sell my Dubai property without being in Dubai?

Yes. Documents can often be signed electronically, and a representative can attend the transfer at the trustee office under a power of attorney prepared according to the requirements in force. Your licensed agent coordinates the steps on the ground.

What is a NOC when selling property in Dubai?

The No Objection Certificate is issued by the developer and confirms there are no outstanding amounts on the unit, including service charges. It is required before the transfer can take place at the Dubai Land Department.

Can I sell a Dubai property that still has a mortgage?

Yes. The outstanding balance is settled at or before the transfer, using a liability letter from your bank, and the bank releases its mortgage so the title passes to the buyer. This needs early coordination when you live abroad.

What does it cost to sell a property in Dubai?

The main cost for the seller is the agency commission, usually 2% of the price, confirmed in writing beforehand, plus administrative fees such as the developer's NOC. Any tax on the gain depends on your country of tax residence, so check with a local adviser.
