Invest in the UAE

Beyond Dubai, seven emirates, real opportunities.

Abu Dhabi, Ras Al Khaimah, Sharjah: each emirate has its own framework, its own areas open to foreigners and its own momentum. I help you compare them, with the same standard as in Dubai.

Les tours de Dubaï au bord de l'eau

One federation, several markets

Each emirate has its own rules.

The United Arab Emirates is a federation of seven emirates. Real estate is a matter for each of them: every emirate sets the areas where foreigners can buy, keeps its own land registry and applies its own fees.

That is why a purchase in Abu Dhabi or Ras Al Khaimah is prepared differently from one in Dubai. I check for you, project by project, the ownership regime, the registration and the developer's terms.

  • Ownership regime checked project by project
  • Registration with the emirate's authority
  • The same costed method as in Dubai

The emirates

Three markets to watch.

Abu Dhabi

The federal capital. Foreigners can buy freehold in investment zones such as Saadiyat Island, Yas Island and Al Reem Island. A more residential market, driven by culture and major landmarks.

Ras Al Khaimah

An emirate between sea and mountains, with tourism growing fast, notably around Al Marjan Island, where the region's first integrated resort is being built.

Sharjah

A family-oriented, cultural emirate next to Dubai. Some projects are open to buyers of all nationalities, within the framework set by the emirate.

Before buying

The points I check.

The framework

  • Whether the area is open to foreigners
  • Freehold or long-term leasehold
  • The emirate's registration authority

The project

  • Developer and delivery track record
  • Payment plan and project account
  • Handover date and contractual penalties

The exit

  • Depth of rental demand
  • Liquidity on resale
  • Transfer fees on resale

« The right emirate is the one that serves your objective. Not the one people talk about most. »

FAQ

Frequently asked questions

Can a foreigner buy in Abu Dhabi?

Yes, in the investment zones defined by the emirate, where freehold ownership is open to foreigners. Outside these zones, other forms of property rights may apply.

Is the Golden Visa possible outside Dubai?

The Golden Visa is a federal scheme: a property investment of at least AED 2 million can make you eligible to apply, under the conditions set by the authorities. I check the property's eligibility before you buy.

Should I choose Dubai or another emirate?

Dubai offers the deepest and most liquid market. The other emirates can offer a different entry point or potential linked to major projects. We compare them based on your budget and your timeline.
