The journey

Eight steps, from home to the keys.

  1. 01

    1. Your status

Resident in Morocco, Moroccan in Europe or Canada, resident of the UAE: payments do not start from the same place.

  2. 02

    2. The flow of funds

Residents: the Office des Changes framework, checked with your bank. Moroccans abroad: the bank in your country of residence and the source of funds.

  3. 03

    3. The documents

Passport, proof of address, proof of the source of funds: I send you the exact list.

  4. 04

    4. The shortlist

Three or four properties, with their documents, their total cost and comparable sales registered with the DLD.

  5. 05

    5. The reservation

Reservation form and first payment, into the account set by the procedure.

  6. 06

    6. The contract

The developer's SPA or the RERA memorandum of understanding, read with you in Darija, French or English, signed remotely.

  7. 07

    7. The registration

Oqood with the DLD for an off-plan property, title deed for a ready one, 4% DLD fee.

  8. 08

    8. The keys and after

Snagging, handover, letting if you wish, and support the day you decide to sell.

Steps 1 and 2: your status sets the payment route

If you live in Morocco, investing abroad falls under the exchange-control rules of the Office des Changes. Before we talk about properties, we check with your bank which framework applies to your situation. It is the first thing I do with a resident of Morocco, and I only suggest a property once that point is clear.

If you are a Moroccan living abroad, payment leaves from your bank in your country of residence, in euros, pounds, Swiss francs or Canadian dollars. Your bank will ask where the funds come from: we prepare that evidence from the start, so that no transfer gets stuck. Both cases are covered in detail in paying for a Dubai property from abroad.

Step 3: the documents to prepare

The list is short, and it is the same for every foreign buyer in Dubai:

  • A valid passport (your Emirates ID if you live in the UAE)
  • A recent proof of address in your country of residence
  • The proof of the source of funds requested by your bank
  • For a purchase as a couple or a family, the same documents for each buyer

If several of you are buying together, read buying with others in Dubai: the split of ownership is decided before the reservation.

Steps 4 to 6: choose, reserve, sign remotely

I present a short selection, with the payment plan, the total cost and the comparable sales registered with the DLD for each property. Viewings take place by video, narrated in Darija, French or English; you can also come to Dubai and I will go with you.

Once the property is chosen, the reservation and the contract of an off-plan purchase are usually signed electronically. For a ready property, the transfer is signed at a DLD-approved trustee office, in person or by a representative holding a power of attorney; I tell you which procedure applies to your case. You never pay the price into a personal account: off-plan, payments go into the project's escrow account (Law No. 8 of 2007).

Steps 7 and 8: registration, keys, letting

The sale is registered at the Dubai Land Department: an Oqood certificate for an off-plan property, a title deed for a ready one. DLD fees are 4% of the price, plus administrative fees. I send you every document and explain each one.

At completion, I organise the snagging inspection and the handover of the keys, then, if you wish, the letting with a lease registered on Ejari. See the handover in Dubai and renting out your Dubai property.

What you pay, what I do

On an off-plan purchase, the agency commission is paid by the developer: you pay the developer's price. On a resale, it is usually 2% of the price. Everything is in writing before you commit.

Because many Moroccan families also invest at home, I help you weigh Dubai against Morocco: Dubai or Morocco: where to invest. To buy in Morocco from abroad, read buying in Morocco from abroad.

The Golden Visa for Moroccans

A Moroccan can apply for the 10-year Golden Visa through property on the same terms as any investor: one or more properties with a total value of at least AED 2M, according to the official u.ae portal. It is a residence permit, with no obligation to live in the UAE. The details: the Golden Visa for Moroccans.

FAQ

Frequently asked questions

Can a Moroccan buy property in Dubai?

Yes. In the designated freehold areas, Dubai is open to foreign buyers whatever their nationality. A resident of Morocco first checks the Office des Changes exchange-control framework that applies to their situation.

How does a resident of Morocco pay for a property in Dubai?

The transfer falls under the Office des Changes exchange-control rules: we check the applicable framework with your bank before reserving. Payment then goes into the project's escrow account or follows the DLD procedure, never into a personal account.

Can a Moroccan living in Europe or Canada buy in Dubai?

Yes, entirely remotely. Payment leaves from your bank in your country of residence, which will ask for the source of funds, and I give you the documents your tax adviser needs.

Do I need to travel to Dubai to buy?

No. Viewings are done by video, an off-plan contract is usually signed electronically, and a ready property can be transferred by a representative with a power of attorney.

Do you speak Darija?

Yes. I am Moroccan and I work with my clients in Darija, French, Arabic and English. Official documents stay in English and Arabic; I explain them before each signature.

How much does your support cost?

Off-plan, the commission is paid by the developer. On a resale, it is usually 2% of the price. On top of that come the government fees, including 4% of the price for the DLD.
