Who guides you

A licensed broker, not a middleman.

Broker in Dubai, courtier in French, and many Moroccans simply say « the broker ». It is the same job: a professional licensed by RERA, working for a licensed brokerage and putting their card on every file.

I am Moroccan, spent more than twenty years in finance before real estate, and run Cevitas Real Estate, which I co-founded. My team and I have handled AED 200M+ in transactions.

What a real estate broker does in Dubai

Brokerage is regulated by RERA, the regulator attached to the Dubai Land Department. A broker represents a buyer, seller or landlord, finds and presents properties, negotiates, prepares the official forms and follows the deal to registration.

Two things are not part of the job: receiving the purchase price, and deciding for you. Funds follow the DLD procedure or go to the project's escrow account; the decision stays yours, documents in hand.

The RERA licence

To practise, a broker must complete the Dubai Real Estate Institute training, pass the exam and obtain a professional card. They can only work for a company holding a brokerage trade licence registered with RERA. Every listing must carry a DLD permit issued through Trakheesi. Check any broker, me included:

The official contracts

Dubai brokerage relies on standard RERA forms, which set out in writing who represents whom and for what fee:

  • Form A: listing agreement between the seller and the agency.
  • Form B: agreement between you, the buyer, and the agency representing you.
  • Form F: memorandum of understanding between seller and buyer on a resale (price, deposit, deadlines, fees).
  • The developer's SPA for an off-plan purchase, then Oqood registration.

I go through each document with you in French, Darija or English before you sign.

How my commission works

Off-plan, the agency commission is paid by the developer: you pay the developer's published price. On resale, it is usually 2% of the price, paid by the buyer and stated in Form B and Form F. Nothing is asked of you that is not written before you commit.

Why a Moroccan broker

A Moroccan broker brings three things to a Moroccan buyer: the family's language, knowledge of both ends of the payment (Morocco and the country of residence, including the Office des Changes framework), and a shared reading of what a family expects from a property.

But nationality never replaces the licence. That is why my numbers are everywhere. For the day-to-day steps, read a real estate agent in Dubai for Moroccans and MREs, or see what a real estate expert in Dubai should do for you.

FAQ

Frequently asked questions

Is there a licensed Moroccan broker in Dubai?

Yes. I am Ahmed Benjas, Moroccan, RERA-licensed broker (BRN 83239), co-founder & CEO of Cevitas Real Estate (ORN 49294). I work in Darija, French, Arabic and English.

What is the difference between a broker and a real estate agent in Dubai?

None in substance. « Broker » is the term used in Dubai. Either way the person must hold a DLD-issued card (BRN) and work for a licensed brokerage (ORN).

How much does a real estate broker charge in Dubai?

Off-plan, my commission is paid by the developer. On resale it is usually 2% of the price, written in the agreement before you commit.

Can a broker receive the money for my purchase?

No. Off-plan payments go to the project's escrow account under Law No. 8 of 2007; ready-property payments follow the DLD transfer procedure at a registered trustee office.
