Buying in Dubai, from home.

Most of the steps of a Dubai purchase happen online. Here is how a remote purchase unfolds, and the precautions I take on your behalf.

What can be done remotely

On an off-plan purchase, everything can be done without travelling: reservation, signing the contract, payments and registration. On a resale, the transfer at the Dubai Land Department can be completed by a representative holding a power of attorney.

The documents you need

For an individual buyer, the file is light:

  • A valid passport
  • Proof of address, depending on the developer or the bank
  • A signed reservation form
  • For a remote resale: a power of attorney legalised according to UAE rules

Seeing the property without being there

I present every project to you by video call: the scale model, the show apartment, the real view from the floor when possible, the neighbourhood and access. You also receive the floor plans, the developer's profile and my figures-based analysis.

Paying safely

Payments are made by international bank transfer from your own bank, directly into the escrow account of the project or developer named in the contract. Never into a personal account, and never in cash.

I check every set of bank details with you before the first transfer. It is the basic rule of any remote purchase. To budget the full amount, including fees, see my guide to Dubai property buying costs.

Receiving the keys

At handover, the property can be inspected by an appointed professional who sends you a report with photos. You can come for the handover of the keys, or entrust the letting to a property manager, as described in my guide to renting out your Dubai property.

FAQ

Frequently asked questions

Do I need a UAE bank account?

No, not to buy. It can be useful afterwards to receive rent and pay service charges, but it is not compulsory.

How can I make sure my payments are safe?

Check that the agency is registered with RERA, that the project is registered with the DLD, and pay only into the account named in the contract. If you have any doubt, call me before making a transfer.
