Guide · Morocco
Morocco buying costs, line by line.
Duties and fees come on top of the price of the property. Here is what to plan for when buying a home, based on the official texts.
Registration duties
Buying a home is subject to the registration duties set out in the General Tax Code, at a rate of 4% of the price in the standard case. Specific rates or exemptions exist for certain transactions: the notary will tell you which one applies.
Land registry fees
Recording your ownership on the land title gives rise to fees collected by the National Agency for Land Registry (ANCFCC), according to its official scale: a fee proportional to the price and fixed fees for certificates.
Notary fees
The notary charges fees set by a regulated scale, plus VAT and disbursements. The notary gives you a detailed statement before signing: always ask for it. The signing steps for buyers living abroad are covered in buying in Morocco from abroad.
Taxes after the purchase
Once you are the owner, you pay local taxes, including the municipal services tax (taxe de services communaux), depending on the situation and use of the property. If you rent it out, the rent falls under income tax on property income.
On resale, the gain is subject to the tax on real estate profits, with exemptions in certain cases, notably for a main residence under conditions. The rules are published by the Direction Générale des Impôts.
My advice
Always ask for the notary's statement and build these costs into your calculation from the start. That is what I do for every property I present to you. To compare with the UAE, see my guide to Dubai property buying costs.
