Read a payment plan like an investor.

The payment plan is often what makes a project affordable. You still need to know how to read it: when you pay, how much, and what it changes to your return.

How a plan is built

A payment plan spreads the price of the property over time. It starts with a deposit at reservation, continues with instalments during construction, and ends with a balance at handover. Some projects include a portion payable after handover.

It is often summed up in two figures. For example, a “60/40” plan means 60% paid during construction and 40% at handover. This is only an example: every project has its own schedule, written into the contract you sign when buying off-plan in Dubai.

The main types of plan

Most plans fall into one of three families:

  • Construction-linked plan: instalments follow the progress of the works.
  • Fixed-date plan: instalments fall on set dates, monthly or quarterly.
  • Post-handover plan: part of the price is paid after you receive the keys, sometimes over several years, while the property can already be rented out.

What I calculate for you

I translate every plan into cash effort: how much leaves your account each month or each quarter, how much in total before the keys, and what remains to be funded at handover.

I also compare the total price: a very long plan can come with a higher price. The right plan is the one that matches your capacity, not necessarily the longest one.

The balance at handover

This is the point to prepare from day one. If the balance is large, it is paid from your own funds, through a mortgage, or by reselling. I present these options to you before the reservation, never after.

Simulate your plan

The free OffPlanSimulator calculates each instalment, the DLD fee and your total outlay. It is the best way to compare two projects line by line, together with my guide to Dubai property buying costs.
