The UAE Golden Visa, from a Moroccan point of view.
Ten years of residence in the UAE, linked to a property you own. For many Moroccan families it is the quiet reason behind a Dubai purchase. Here is how it works, and how I make sure a property actually fits the official conditions.
Le Burj Khalifa et la skyline de Dubaï au crépusculeWhat the Golden Visa is
The Golden Visa is a 10-year UAE residence visa. Among its routes, it is available to property investors whose property value is at least AED 2 million, according to the official conditions published on the UAE government portal, u.ae.
It is a residence status, not a citizenship. What it offers is stability: the right to live in the UAE for a long period, renewable according to the rules in force, without being tied to an employer.
Conditions are set by the authorities and can change. Everything in this article should be read as “according to the official conditions in force”, and I always check the current rules on the official portal before advising a client.
Why it speaks to Moroccans in particular
For Moroccans living in Morocco, it can mean a second base in a city that is a short flight away and culturally familiar, with Arabic spoken everywhere and a large Moroccan community already settled.
For Moroccans in the UK, Canada, the US or Europe, it is often a long-term plan: a place closer to family in Morocco, an easier time zone, and a residence that does not depend on a job contract. For those already working in the Gulf, it can provide continuity beyond a given employer.
In each case, the motivation is the same: a property that has value in its own right, and a residence status attached to it. I treat the two together, never one without the other.
The AED 2 million threshold, read carefully
The official threshold refers to the value of the property, and the authorities define how that value is assessed and which properties qualify. That is why I do not choose a property on the price tag alone when the visa is part of the plan.
The UAE dirham is pegged to the US dollar at 3.6725 AED per USD. If you earn in dollars or a Gulf currency, the threshold is stable in your own terms; if you earn in pounds, euros or Canadian dollars, its equivalent will move with exchange rates.
- The property value as assessed under the official rules, not just the asking price
- Whether the property is ready or off-plan, and what the current conditions say about each
- Whether the property is financed, and how the rules treat that case
- Whether the property is owned alone or jointly, and how the rules treat shared ownership
Off-plan or ready, with the visa in mind
Whether an off-plan property or a ready property can support an application, and at which stage, is decided by the official conditions in force. Those conditions have evolved over time, so I check them at the moment of your purchase rather than relying on what was true a year ago.
Off-plan purchases in Dubai benefit from a strong protective framework: payments go to the project's escrow account under Law No. 8 of 2007, and the sale is recorded in Oqood. Ready property, on the other hand, comes with a title deed straight away. Your timeline for the visa will often guide the choice between the two. For the off-plan mechanics, see buying off-plan in Dubai.
Your family
The Golden Visa can include family sponsorship, according to the official rules. Who can be sponsored, and under which conditions, is defined by the authorities and set out on the official portal.
If your plan is to bring your spouse, children or parents into the picture, tell me at the start. It shapes the choice of property and the way it is held, and I prefer to align everything with the current official rules before you commit. If you are buying with relatives, my guide to buying with family in Dubai covers joint ownership.
The steps, in order
The sequence matters: the property comes first, the application follows. Here is the path I follow.
- Check the current Golden Visa conditions on the official portal
- Define the budget in AED and in your own currency
- Select a property that fits both your investment goal and the conditions
- Complete the purchase and its registration with the Dubai Land Department
- Prepare and submit the residence application through the official channels
- Plan family sponsorship according to the official rules
Points to settle before you sign
A Golden Visa plan works best when every detail is aligned before the reservation, not after. These are the questions I resolve with clients before they commit, and they apply equally to a Moroccan in Casablanca, Birmingham or Doha.
First, the timing: how soon do you want to apply, and does the property you are considering allow that under the current conditions? Second, the structure: will you hold the property alone, with a spouse, or with relatives, and how do the official rules treat that? Third, the funds: where the money comes from, and, for residents of Morocco, confirmation that the transfer is possible under the Office des Changes rules.
Finally, the property itself must stand on its own. A Golden Visa lasts ten years, but you will own the property for as long as you choose; its location, quality and rental prospects matter as much as its value on paper. My guide to checking a Dubai developer explains how I assess a project.
Shall we check your eligibility together?
A Golden Visa purchase is first and foremost a property purchase. It should make sense as an investment even before the visa is considered. That is the standard I apply, and the reason I start with your goal, not with a list of properties.

FAQ
Frequently asked questions
What is the property threshold for the UAE Golden Visa?
According to the official conditions published on u.ae, property investors whose property value is at least AED 2 million can apply for the 10-year Golden Visa. The authorities define how that value is assessed. Always check the conditions in force before buying.
Can a Moroccan living in Morocco or in the UK get the Golden Visa?
Nationality and country of residence are not the criteria; the property and the official conditions are. A Moroccan buyer meeting the conditions can apply. Residents of Morocco should first check the Office des Changes rules before transferring funds abroad.
Does the Golden Visa include my family?
The Golden Visa can include family sponsorship according to the official rules. The categories of family members and the conditions are set by the authorities and published on the UAE government portal.
Does an off-plan property qualify for the Golden Visa?
That depends on the official conditions in force at the time of your application, which have evolved over time. I check the current rules for each case before recommending an off-plan or a ready property.
