Moroccan real estate expert in Dubai
I am Ahmed Benjas, a Moroccan real estate expert in Dubai: a RERA-licensed broker (BRN 83239), co-founder & CEO of Cevitas Real Estate (ORN 49294), after more than twenty years in finance. Here is what « expert » really means in Dubai, where my expertise comes from and what it changes for your purchase. My full background and how to verify me are on my Moroccan real estate agent page.

Who guides you
Expertise, not a title.
In Dubai, « real estate expert » is not a regulated title. What is regulated is the broker licence issued by the Dubai Land Department, and it is the first thing I show you. Expertise is judged on evidence: the quality of the analysis, the accuracy of the numbers, and a straight answer when a project is wrong for you.
I was born in Morocco, spent more than twenty years in finance before real estate, and I live in Dubai. With my team at Cevitas Real Estate, we have handled AED 200M+ in transactions for private investors.

Three jobs behind the word « expert »
Mixing them up is expensive:
- The licensed broker advises, shortlists, negotiates and follows the deal to registration. They must hold a RERA card (BRN) and work for a licensed brokerage (ORN). That is my job.
- The licensed valuer sets an official value, for example for a bank financing the purchase. Valuers are licensed by the Dubai Land Department and do not act as your intermediary.
- The unlicensed « consultant » may be knowledgeable, but cannot legally market a property or earn a brokerage commission in Dubai. Always ask for the BRN.
Where my expertise comes from
Finance first. Twenty years of analysing cash flows, risk and contracts taught me to look at a property the way an investor does: the true cost including fees, when money goes out, when it can come back, and what can go wrong.
Then the field: I run Cevitas Real Estate and follow each file myself, from the first call to the keys. And Morocco: I know the Office des Changes framework and the questions Moroccan families and Moroccans abroad ask, because that is where I come from.
What it changes for you
An expert does not send you a catalogue. They show you a few properties and defend them with numbers:
- Real market prices: sales registered with the DLD in the same building or area, published as open data, not portal asking prices.
- Total cost: price, 4% DLD fee, admin fees, annual service charges and, if any, financing costs.
- The payment plan as a cash-flow table: what you pay before handover, at handover and after.
- Project checks: RERA registration, escrow account under Law No. 8 of 2007, published progress, developer track record.
- The exit, from day one: who will rent it, who will buy it back, and on what terms.
Dubai and Morocco expertise
Many of my clients are Moroccan, in Morocco or abroad. A Morocco resident must start with the Office des Changes rules before transferring funds; a Moroccan in France, Belgium or Canada must think about what they declare where they live. The route from Morocco is explained in how to buy property in Dubai from Morocco.
How to judge a real estate expert in Dubai
Apply these free, public checks to me as to anyone:
- Their name in the list of RERA-licensed brokers, and their card through RERA card verification (mine: BRN 83239).
- Their company in the list of licensed brokerage companies (Cevitas Real Estate: ORN 49294).
- The permit of each listing, with licence and permit verification.
- Never pay for a property into an agent's personal account.

What is a real estate expert in Dubai?
It is not a regulated title in Dubai. To buy, the expert you need is a RERA-licensed broker (BRN card, ORN brokerage) who can analyse a price, a payment plan and a project with official Dubai Land Department data. Official valuations are made by DLD-licensed valuers.
Is there a Moroccan real estate expert in Dubai?
Yes. I am Ahmed Benjas, a Moroccan based in Dubai, RERA-licensed broker (BRN 83239), co-founder & CEO of Cevitas Real Estate (ORN 49294), with more than twenty years in finance. I work in Darija, French, Arabic and English.
How do I know if a Dubai price is fair?
Compare it with sales actually registered with the Dubai Land Department in the same building or area, published as open data, rather than with asking prices on listings.
Do you guarantee returns?
No. Nobody can guarantee a yield or capital gain. I show you public data, real costs and risks so you decide with full information.
